Role; Provide Project Management Technical services and Expenditure control as appropriate in the development and execution of capital projects and to plan and supervise the execution of these project. This will be for a portfolio of commercial buildings, mental health facilities / Primary care units located in Kildare and Dublin West. Office Based position in Dublin 10, with site visits. Blended working model; office / site / home
Standard Working Hours; 35 Hours Mon - Fri
Salary: €75,000 - €85,000 / with annual increments/ 30 days annual leave plus bank holidays/Expenses/Mileage
Duties will include
- Managing the preparation of a comprehensive brief for the projects
- Managing the necessary and appropriate consultation processes
- Complying with all regulatory requirements including permission, licences, certificates and approvals.
- Defining requirements for design services, buildings and equipment.
- Advising on the selection of Design Teams, other professional services and Contractors for Capital Projects, arranging and managing the procurement processes.
- Developing proposals and action plans for the timely and efficient completion of contracts.
- Co-ordinating the tender and control stages of the project
- Supervising staff and contractors in the implementation of agreed programmes.
- Managing and controlling agreed project timescales and budgets for planning, design, construction and equipping and budgets to agreed quality standards.
- Anticipating difficulties and problems, especially those arising from phasing, variations, commissioning and vacating, and ensuring that where necessary these are either resolved directly for decisions on avoidable claims for delays, extras etc.
- Managing and controlling expenditure on each assigned project; current estimates of total costs, running statements of financial commitment and forecasts of expenditure.
- Ensuring appropriate maintenance arrangements are put in place for new buildings.
- Ensuring that agreed programme is completed within time and tender sum.
- Fire precautions schemes and proposing priorities in the allocation of resources available for these schemes.
- Work and Consult with the Property Managers and Fire Officers to ensure compliance with Property Transaction Protocols and other relevant property related tasks when assigned. Ensure that adequate fire prevention and safety measures and standards are devised
- Energy; Working with the Energy division; Preparing and implementing agreed investment proposals on energy saving projects
- Monitor and report on the energy consumption in premises, Advising on investment proposals in energy saving projects.

Requirements
Level 8 Academics in an Engineering or Construction Discipline or Associate Professional Membership with any of the following;
- Engineers Ireland
- Society of Chartered Surveyors in Ireland
- Royal Institution of Chartered Surveyors
- Royal Institute of Architects of Ireland
Experience; planning, design, project management or construction of highly compliant buildings or in the installation or maintenance of the mechanical, electrical, and heating services of such buildings. Minimum 5 years experience. Preferably with a professional engineering / Consulting Engineers / Developers.
