Job Title: Property Portfolio Manager (Medical Property Portfolio – Ireland West, State Organisation)
Role Overview:
This is an excellent opportunity for property professionals to manage a diverse medical property portfolio across Ireland’s West, specifically in Mayo. Based in Galway City, with a flexible working model (office, site, and home), you will provide expertise and support in managing the portfolio for a state organisation. This role offers a competitive salary of €75,000 - €80,000, annual increments, mileage allowance, and 30 days annual leave.

Key Responsibilities:
- Provide property management and advisory services for the medical property portfolio.
- Assist in planning, managing, and rationalising the existing portfolio and estates.
- Conduct and arrange property valuations, ensuring annual updates to property registers.
- Advise on strategies for disposing of surplus lands and underutilised properties.
- Maximise the operational and financial potential of properties and land assets.
- Review and advise on third-party proposals, including development, procurement, and partnership opportunities.
- Coordinate with local authorities on service location planning and development strategies.
- Source properties through public and private partnerships, leases, and acquisitions.
- Ensure compliance with planning, zoning regulations, and property laws.
- Carry out property suitability assessments and provide documentation for acquisitions/disposals.
- Advise on the financial aspects of property transactions, including development proposals and costs.
- Review leases and contracts, manage title and lease maps for property transactions.
- Support property procurement, disposal policies, and communicate strategies to the leadership team.
What You Need:
- At least 5 years of experience in commercial agency, property valuation, property transactions, or property management.
- Proven experience managing large property portfolios, including acquisition, disposal, and understanding legal obligations.
- Experience in financial planning, budgeting, lease management, and asset strategy development.
- Strong knowledge of property management services, including acquisitions, disposals, lease renewals, rent reviews, and valuations in complex organisations.
- Professional knowledge in property management, with a focus on health/medical or public service sectors.
- High proficiency in valuation, negotiation, and communication skills.
- Knowledge of zoning, planning objectives, and development regulations.
- Awareness of innovative estate management practices, joint ventures, partnerships, and equity release.
Qualifications & Memberships:
- Level 8 (or higher) qualification in Property Studies, Property Valuation & Management, or Property Economics.
- Membership with a relevant professional association, such as the Society of Chartered Surveyors in Ireland (SCSI) or Royal Institution of Chartered Surveyors (RICS) (e.g., Commercial Agency Surveyor, Property & Facilities Management Surveyor, or Valuation Surveyor).
