The Land Development Agency (LDA) is a commercial, semi-State body that seeks to maximise the supply of affordable homes on public and other land in a financially sustainable manner, supporting the creation of thriving communities and delivering ongoing positive social impact. It is overseen by an independent board of directors and is funded with €5 billion of equity capital committed by the Government. It is also permitted to borrow up to €1.25bn
The LDA has commenced construction on a number of projects on State land and has a delivery pipeline in excess of 17,000 homes. It also works in partnership with the country’s largest and most experienced homebuilders and will deliver a further 8,000 homes under the Government’s Project Tosaigh initiative.
Additionally, the LDA is working on large-scale longer-term strategic areas by master-planning and bringing forward planning applications in locations such as Limerick Colbert Quarter, the Digital Hub in Dublin and Sandy Road in Galway.
Summary:
This is an exciting opportunity to join our Asset Management Team working on the commercial property element of wide-ranging and transformative projects across the country, initially through the management of large-scale developments. This is a new role within an expanding team of commercial property surveyors which will offer the right candidate a fantastic opportunity to develop their career.
Responsible for supporting the acquisition/construction, leasing and management of an array of commercial-use spaces (non-residential) including retail, tenant amenity, and community. The ideal candidate will have broad commercial property experience and possess the necessary technical and commercial acumen required to execute the purchase, lease, sale and management processes. This will include an understanding of valuations and commercial rates obligations, as well as specific experience in commercial leasing.
The role will suit an ambitious and enthusiastic individual wishing to develop and advance their career by entering the organisation at an early and exciting phase of its establishment, with a view to exploring development and management opportunities as the LDA grows.
Essential Duties and Responsibilities:
• Provide Commercial Surveying and Estate Management services in the acquisition, planning, development, leasing and management of LDA sites.
• Directly support the Commercial Property Surveying team and the wider Asset Management Team.
• Oversee the management of a portfolio of commercial and amenity properties through negotiations, inspections, tenant queries, site staff support, arrears collection etc.
• Manage and maintain regular contact with all stakeholders such as commercial letting agents, legal, tenants, site staff, 3rd party suppliers/ contractors.
• Oversee and manage appointed agents for procurement of services, property advisory, commercial lettings, rent reviews, lease renewals, property management.
• Engage with consultants to provide surveys, technical, compliance reports for internal review and action.
• Manage and maintain LDA in-house Property Database.
• Assist in preparing tenders, supervising tendering procedures and putting together proposals where necessary.
• Identify, implement, and execute added-value strategies across the portfolio.
• Ensure statutory compliance across portfolio in respect of Planning and Zoning Regulations, Health and Safety, Building Regulations and any other applicable legislation or regulation to the sites within their portfolio.
• Ensure external contractors comply with applicable, legislation, regulation, and best practice in the delivery of their services.
• Conduct cost comparisons for relevant contracts, monitor energy usage, develop sustainable solutions to reduce energy and prepare operating budgets.
• Prepare reports for internal meetings and project reviews.
• Support in the management of planned preventative maintenance, maintenance contracts, schedules, site safety files, health, and safety reports, site maps, leases, and all other statutory and legal documents.
• Proactively develop management and leadership skills to ensure career development.
• Any other duties assigned from time to time. In addition, the successful candidate will be expected to support and actively contribute to wider business development and corporate strategy initiatives
Requirements:
• Property-related qualification to higher diploma/degree level.
• Preferably 3 years PQE with particular emphasis on commercial property negotiations, leasing and management.
• SCSI or other professional body membership desired with pathway identified to Chartered/full member Status or APC route in progress.
• Technical knowledge – an understanding of technical principles such as the planning system and development process would be an advantage.
• Excellent relationship management skills - both internal and external.
• Demonstrate a positive can-do attitude, maintain confidentiality, and be an effective team player
• Strong verbal and written communication skills
• Good technical proficiency to enable communication in technical terms.
• Full clean driving license as some site travel will be required.
• Proficiency in Microsoft Office applications, particularly Microsoft Excel & Word.
